Bokjeong site in Songpa to host up to 1 million m² of mixed-use facilities Hyundai Motor Group announced on the 24th that it will establish “HMG Future Complex,” a new research and business hub near Bokjeong Station in Seoul, with total investment expected to reach about 8 trillion won by 2030. Five key affiliates (Hyundai Motor, Kia, Hyundai Mobis, Hyundai Steel, and Hyundai Rotem) will jointly create a real estate corporation and contribute 7.33 trillion won in capital, securing 91.6% of the equity. Hyundai Motor will hold 36.1%, Kia 29.5%, Hyundai Mobis 13.7%, Hyundai Steel 6.5%, and Hyundai Rotem 5.8%. The remaining 8.4% stake is expected to be filled by additional affiliates or investors. The capital will be paid in installments over five years, from May 2026 through December 2030. It will be used for land acquisition and the construction of the research complex. The site, supplied by Korea Land and Housing Corp. (LH), covers roughly 220,000 square meters in the Bokjeong–Wirye development area in Songpa District. If developed as an integrated office and commercial complex, the project could offer up to 1 million square meters of gross floor area, more than twice the size of Seoul’s COEX convention center. Industry analysts expect the HMG Future Complex to serve as a control tower for Hyundai’s future businesses. These include electrification, software-defined vehicles, artificial intelligence, and robotics, complementing the existing Namyang R&D center. The new hub is also seen as a key node in Hyundai Motor Group’s broader Seoul innovation belt, with potential synergies from its proximity to the under-construction Global Business Center in Samseong-dong and other group facilities.
